Mortgage Calculator — FAQ
What is loan-to-value (LTV)?
The loan amount divided by the home price. A 20% down payment gives an 80% LTV; higher LTV usually means a higher rate and mortgage insurance.
Does a longer term lower my payment?
Yes, but total interest rises sharply. A 30-year loan can cost roughly twice the interest of a 15-year loan at the same rate.
Are taxes and insurance included?
If you enter them, yes — they are added to the monthly figure, as most lenders collect them in an escrow account.
